In Indiana, the bank has to go through a specific legal process first. You generally have several months to live in the home while we work on a plan. My advice? Don\u2019t pack your bags yet &#8211; use that time to strategize.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Can the bank really take my house if I\u2019m only a few months behind?<\/h4>\n\n\n\n<p>Technically, yes, but they usually don&#8217;t want to. Most lenders won\u2019t even start the official paperwork until you\u2019re about 120 days behind. They&#8217;d much rather get paid than own a house. That&#8217;s where I come in &#8211; to help show them a better path than a foreclosure.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">The house needs a ton of work. Will that stop a sale?<\/h4>\n\n\n\n<p>Not necessarily. If you\u2019ve got a &#8220;fixer-upper&#8221; and you\u2019re facing foreclosure, the bank might be more willing to negotiate a Short Sale. This lets us sell the house to an investor or a buyer who wants a project, clears your debt, and saves your credit.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">I\u2019ve heard I can just give the keys back. Is that a good idea?<\/h4>\n\n\n\n<p>That\u2019s called a &#8220;Deed in Lieu.&#8221; It\u2019s an option, but it shouldn&#8217;t be your first choice. Sometimes we can find a way to get you some cash for your equity or negotiate a better deal that doesn&#8217;t hurt your credit as much. Let&#8217;s look at the numbers before you just hand over the keys.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">What if I just ignore the mail?<\/h4>\n\n\n\n<p>That&#8217;s the only way to guarantee a loss. When you ignore the notices, you give up your right to a seat at the table.
